Friendly Reminder! Please Use Trash Cans

Friendly reminder on HOA Rules: Please put all trash bags inside of trash cans when putting waste out for pick up. Leaving bags of trash out near the curb attracts animals and they will make a mess with your garbage. It’s been happening more frequently lately. Please help us keep the community clean by always using trash cans. Thank you!

Architecture Review Board (ARB) Meeting Jul 22, 2015

ARB Meeting Details

Mabel Bridge Architecture Review Board (ARB) is meeting at 6 PM on Jul 22, 2015 at the Mabel Bridge Community Pool.

Why is this meeting necessary?

The purpose of this meeting is for the members of the ARB to review architecture change requests and approve (or disapprove) them according to our community architecture standards and guidelines.

Mabel Bridge HOA uses design standards and guidelines to maintain consistency with the overall design concept for the community. Among other things, these guidelines help to maintain an orderly appearance and enhance the visual and aesthetic appeal of the community, which preserves and protects property values. As such, all homeowners must obtain written approval from the Architecture Review Board (ARB) before changes are made to home exteriors such as painting, major landscaping, installing fences or pools, etc.

This meeting is open to all Mabel Bridge homeowners to observe.

For more information, please review Mabel Bridge Architecture Guidelines here: 408 ARB Guidelines.pdf

To submit an architecture change request to the Architecture Review Board (ARB), use this form: 408 ARB Application.pdf.

Please note:  Our HOA by-laws allow the ARB 45 days from receipt of completed applications to review and approve (or disapprove) them. As a courtesy to our homeowners, applications are reviewed once per month. ARB meeting notices can be found on https://www.mabelbridgehoa.com/news.

Petition Against Land Use Amendment

In early May you should have received a mailing from the County about a developer (Ashton Woods) that is trying to change the land use designation on a property very close to our homes. They want to change it from greenbelt/wetland conservation areas to an Estate Home designation. They are asking for approval for a change that would allow up to 140 homes to be built on land originally designated for 12 single-family homes. As one of the last remaining undisturbed natural areas in western Orange County, Florida, this land is a key segment of a regional wildlife corridor and provides a critical diverse habitat for native and migrating wildlife. Please help protect our Florida wildlife and wetlands and stop the overdevelopment or our area by signing the online petition against it here: http://petitions.moveon.org/sign/reject-land-use-map-amendmen.fb50?source=s.fb.ty&r_by=13466919

Please also consider attending future public hearings on this topic to share your opinion with the County Commissioners and the Developer. We will share future meeting notices with the community here and on the Mabel Bridge Facebook page.
