HOA Landscape Enhancements

Have you seen our beautiful new flowers and improved landscape design at the main entrance?

The Board would like to extend enormous thanks to Mabel Bridge resident and landscape expert Brad for volunteering his time and expertise to help our community.

Brad has not only worked tirelessly with our vendors to improve maintenance of our common grounds, but he’s also done great work to enhance the beauty of them!

Please join us in thanking Brad for his efforts! Thank you, Brad!

The new front entrance island looks great from Reams Road as well as from inside our community. We now have flowers for color and beauty! Additional benefits of the new design include improved visibility for motorists and pedestrians, easier maintenance and a look that’s consistent with the other islands in the community. All islands now have grass on the sides and tips. We hope you think it all looks great!

The Board would also like to offer thanks to all our homeowners and residents for your patience while we selected a new landscaper to complete this work. If you have comments or questions about the landscape enhancements, please contact our Community Association Manager. Thank you!

ARB Design Guidelines Updated

At the March 24th Board of Directors meeting, the Board approved changes to the Association’s By-Laws and the document formerly called “ARB Guidelines.”

The updated by-laws will be posted on this web site once they are officially recorded with the county.

The “ARB Guidelines,” which are now called Mabel Bridge Design Guidelines have already been posted on the Community Documents section of this web site.

HOA Grounds Maintenance

Our landscape vendor is currently working to reduce the height of the grass in our common areas. This may cause the grass to look brown for a period of time. HOMEOWNER RESPONSIBILITIES – PROPERTY MAINTENANCE

It’s nearly Springtime! It’s time to take a look at the outside of your home to ensure your property is in compliance with the Mabel Bridge HOA rules and regulations.

The following is not a comprehensive list, but provides some common issues to look out for when reviewing the condition of your home and property:

  • Does your home or fence have visible mold?
  • Does the paint on your home or garage doors look faded, thin or discolored?
  • Does your driveway have dirt, mold, oil stains or weeds coming through?
  • Do the sidewalks in front of your home have mold, dirt, stains or weeds?
  • Are there dead areas of grass in your lawn, including the section between the sidewalk and the street?
  • Do your trees, bushes and shrubs need to be trimmed?
  • Does your grass need to be mowed, edged or weeded?
  • Do your flower beds have weeds or dead foliage? Are they in need of mulch?
  • Does your driveway have excessively broken or lifted pavers?
  • If your trash cans are stored outside of your home, are they visible from the street?

These issues may not pertain to your home, but if you answered “Yes” to any of these questions, please correct the issues immediately to avoid receiving a violation notice.

Trash & Recycling Reminders

Store Trash & Recycling Receptacles Out of Sight

Our HOA has rules about storage of trash and recycling receptacles.

Please remember:

  • Orange County Utilities Trash and Recycling Carts and all other waste receptacles MUST BE STORED OUT OF VIEW when not in use.
  • If they are visible from the street, homeowners will receive a violation from the HOA. Please make room in your garage or store the receptacles out of view.
  • Pick up for garbage and recycling in Mabel Bridge is on Tuesdays ONLY. Yard waste pickup is on Wednesdays.

All residents in our area should have received a mailer from Orange County Florida with some reminders about trash and recycling. Just in case you didn’t receive a copy, we are providing it here.

Board Meeting with Reserve Advisors, Feb 26

The Board of Directors will have a teleconference meeting with a representative from Reserve Advisors on Friday, Feb 26th at 3:00pm. Reserve Advisors was hired last year to do in-depth evaluation of our property’s physical components and an analysis of our reserve funds. Based on a thorough on-site inspection, a custom reserve study was provided to us, which details anticipated replacements or repairs to common-area elements and recommends annual reserve funding to cover capital expenditures for the next 30 years.

Members of the Board will go over the results of the study and ask questions of the professional engineer who completed the study.

Homeowners are invited to listen in on the discussion.

We ask that everyone please MUTE their line during the Board’s discussion with the Reserve Advisors representative.

Community Meeting to Discuss New Public Park, Feb 29, 2016

LakesideVilllagePark Meeting Feb 29

A new neighborhood park will be built on Village Lake Road at Lake Spar (near the Lakeside Village Publix shopping center). Last year, Commissioner Scott Boyd held a public meeting where he and members of the Orange County Parks Department asked residents for input on what amenities they would like to have at the park. Additionally, the community was surveyed for their input.

There’s another community meeting on Feb 29th about the new Lakeside Village Park. You are encouraged to join Commissioner Boyd and your neighbors for a discussion of the development of Lakeside Village Park Feb 29th 6-7pm at Tibet-Butler Preserve. Social Committee Meeting, Feb 3, 2016

For the 2016 year, the Social Committee is looking for some eager neighbors that are willing to participate and volunteer in our upcoming events! It can be as much or as little involvement as you want it to be. If you’re interested in helping plan some new events, please email Kimmie, the Social Committee Chairperson, at MabelBridgeSocial@gmail.com.

2016 HOA Meetings

Board of Directors and Architecture Review Board Meetings for 2016 are tentatively scheduled as follows:

BOD Meetings will be held at 7 pm. The meeting locations are still being determined.

   ARCHITECTURE REVIEW BOARD (ARB)

  • Third Tuesday of each month

ARB meetings will take place at the Mabel Bridge Community Pool and will be held at 6:30 pm (unless otherwise posted).

Notice will be posted on community signs at least 48 hours in advance of these meetings. If changes occur due to unforeseen circumstances, we will update this page. Please check back here closer to each meeting in case of any updates.
