Wildlife Alert! Rattlesnake Found in Mabel Bridge

Wildlife Alert! A large rattlesnake was found on Chateaubriand Ave today after it was hit by a car. There are many harmless snakes in this area, but always use caution with local wildlife because there are venomous types out there, too.

Halloween Safety Tips from OCSO

Orange County Sheriff Demings wants everyone to have a safe and happy Halloween and to
help make that happen, here are some basic Halloween and Trick-or-Treating safety tips.

1.Never allow young children to trick-or-treat alone. There’s safety in numbers and they’ll be a lot spookier if they travel in a pack with several of their friends. If at all possible they should always be accompanied by a responsible adult.

2.Plan a safe route in an area that is known to you. Going to be out at night?
Carry a light or one of those nifty chemical glow sticks. Never, ever, carry anything illuminated by an open flame or allow your children to walk near an fire or device illuminated by an open flame.

3.Make sure your kids can see and that they can be seen. Lighter colored costumes area easier for motorists to see at night. Extra points if you add some reflective tape to that costume. Make sure your child can easily see out of his or her mask so they won’t trip over curbs or objects that can’t be easily seen in the dark.

4.Is your child’s costume flame resistant? It is a plus!!

5.Use safe pedestrian practices by staying on main walkways and, when at all possible,well lit sidewalks. Please cross streets at intersections and walk out into the street between parked cars.

6.NEVER, EVER allow your child to enter a stranger’s home or vehicle. It is always the best and safest to do your trick-or-treating in your neighborhood. Avoid approaching homes that are dark or that appear to be unoccupied.

7.Will your child’s costume incorporate simulated knives, swords, or similar accessories? Be sure they are not sharp and that they are made of flexible materials. If carrying simulated firearms that appear real be cognizant to not enter stores or businesses with masks on and weapons in hand.

8.Inspect ALL treats before allowing your child to eat them! Any item that is not factory wrapped or appears to have been rewrapped should be discarded. Home made treats should not be eaten unless the source of those items is well known to you. If something seems suspicious to you, throw it out. If you find an item that has been tampered with or was intended to harm someone notify law enforcement.

9.Make sure your home is safe to receive trick-or-treaters. Roll up those garden hoses and put your sprinklers away. Turn on porch lighting and be sure to remove any clutter or items that might be hazardous to youngsters who come to your door. Make sure to secure pets who may feel threatened with visitors.

10.Report any suspicious activity to law enforcement immediately by calling 911 or the Sheriff’s Office non-emergency line at 407-836-HELP(4357).

11.Consider an organized neighborhood party or Halloween event for the youngsters in your community. This can be a lot more fun than a long door-to-door trek and much safer too.

12.If an adult Halloween party is in your plans please be responsible with the consumption of alcohol being a part of your evening. Please plan ahead a assign a designated driver for your group.

Halloween falls on a weekend this year which means there will be a lot of young trick-or-treaters out and about so please drive carefully and responsibly.

If you get stopped and interviewed for drinking and driving, it is an arrestable offense to include suspension of your driver’s license. And to a lot of us jail can be the most HAUNTED place to be!

Volunteers Needed for Community Grant Project

Orange County Florida offers Neighborhood Pride Grants to help communities like ours to pay for improvements that will benefit all homeowners. The Mabel Bridge HOA Board of Directors would like to work on a grant proposal for assistance with entranceway improvements, which may include a permanent sign to post community information and announcements.

To do this, we need to assemble five to seven volunteers for the grant writing team. Our property manager Jill from Leland Management has helped nearly 20 communities through the grant process in the past and will do the same for ours. She is committed to making the process as simple for us as possible.

Please consider volunteering to assist with this project, which will enhance the value of Mabel Bridge for all of us.

Architecture Review Board (ARB) Meeting Oct 21, 2015

ARB Meeting Details

Mabel Bridge Architecture Review Board (ARB) is meeting at 7:30 PM on Oct 21, 2015 at the Mabel Bridge Community Pool.

Why is this meeting necessary?

The purpose of this meeting is for the members of the ARB to review architecture change requests and approve (or disapprove) them according to our community architecture standards and guidelines.

Mabel Bridge HOA uses design standards and guidelines to maintain consistency with the overall design concept for the community. Among other things, these guidelines help to maintain an orderly appearance and enhance the visual and aesthetic appeal of the community, which preserves and protects property values. As such, all homeowners must obtain written approval from the Architecture Review Board (ARB) before changes are made to home exteriors such as painting, major landscaping, installing fences or pools, etc.

This meeting is open to all Mabel Bridge homeowners to observe.

The next Board of Directors Meeting will be held on Oct 15, 2015.

The 2016 Annual Budget will be discussed and adopted at this meeting. Assessments to be discussed and ratified.

Location: First Baptist Church of Windermere – Lakeside Campus (8464 Winter Garden Vineland Rd, Orlando FL 32836). Room 102.

Time: at 7:00 pm

Friendly Reminder: Pets

Friendly reminder:  Please remember to always pick up after your pets.  When animal feces are left behind, the matter is washed into nearby storm drains by rain and floods. The matter typically drains directly into lakes and streams, carrying pollutants along with it, which can damage and even kill fish and other wildlife. Failure to pick up your pet’s waste could result in a fine as stated in Orange County Code Section 5-42. The fines can range from $84.00 to $110.00.

Also, pets are not permitted to be left unattended in the community. Please keep an eye on cats and dogs and make sure they stay on your property.

Orange County Utilities Introduces Cart Designs for its New Automated Curbside Collection Program

Orange County, FL – Beginning January 1, 2016, residents of unincorporated Orange County will begin using their county-issued, 95-gallon roll carts to collect their household garbage and recyclables. The carts are one of the changes residents will experience when the county transitions to its new automated curbside collection program on January 1. With the release of the cart designs, residents can now see what will be arriving at their homes when cart distribution begins throughout Orange County from October to December.

Residents will receive two carts: a garbage cart with a green lid and a cart for recyclable items, which will have a blue lid.

The cart for recyclables will also have a 3”x13” in-mold label on the lid to clearly illustrate the items that can and cannot be placed in the cart.

In-Mold Label on Recycling Cart LidFor additional recycling information, residents will be able to use their smartphones to scan the QR code on the label, which will give them access to the Orange County Utilities New Automated Curbside Collection Program website.

Each cart will include the following:

  • A black base that will include a 7.5”x5” hot stamp of the “Green. Clean. Now We’re Rolling” logo along with the phone number to the Orange County Utilities Solid Waste Hotline
  • Two wheels and molded handle that will make it easy to tilt and roll the cart
  • RFID tags unique to each home

Two different manufacturers will be producing the county’s roll carts, so residents can expect to see minor differences between carts based on their location. Residents located in commissioner districts 1, 2, 4, 5, and 6 and that are west of Orange Blossom Trail, will receive carts produced by the Rehrig Pacific Company. (Note: Mabel Bridge is located in District 1)

Residents located in districts 3, 4, 5, and 6 and are east of the Orange Blossom Trail, will receive carts produced by Cascade Cart Solutions. Both cart designs will take up a floor space smaller than that of the county’s old green and orange recycling bins and residents’ old garbage cans. Residents in Cascade’s service area will receive carts that have a height of 46 inches, a width of 23 inches, and a depth of 31.5 inches. Those in Rehrig’s service area (including Mabel Bridge) will receive carts with a height of 45.13 inches, a width of 28.5 inches, and a depth of 33.73 inches.

Where to Get More Information

The Orange County Solid Waste Division is hosting several information sessions throughout Orange County to inform residents about the new residential garbage and recycling automated collection program that will begin in January 2016. Residents will have the opportunity to see the roll carts that will be delivered to each residence and speak to Orange County staff with any questions they may have. District 1 information sessions have been scheduled at the locations below:

–September 23, 2015 from 5pm-7pm at West Orange High School (1625 S. Beulah Road)
–October 13, 2015 from 5pm-7pm at Hunter’s Creek Civic Center
(14101 Town Loop Boulevard)

Community Garage Sale Reminder & Update

The Board of Directors has approved a community Garage Sale in Mabel Bridge.  The HOA will cover the sale expenses. There is no cost to homeowners to participate.

The sale will be held September 26, 2015, 8am – 2pm.

DONATION TRUCK SCHEDULED FOR SEP. 26 AT 2:30 PM

Our Property Manager Jill has arranged for a Vietnam Veterans charity to pick up any unwanted items after the garage sale at the Pool Clubhouse.

Meet the donation truck at 2:30pm Sept 26th to donate any leftover items. A tax receipt will be provided. You do not have to participate in the garage sale to donate your items.

There are certain items they will not accept including:

  • Mattresses or Box Springs
  • Full size refrigerators
  • Stoves
  • Freezers
  • Washers
  • Dryers
