Social Committee Participants Needed

Our community has a newly created Social Committee, and its chairperson Kimmie Haas is eager to start planning events for all of us to enjoy.

Volunteers are needed to help plan activities like holiday house decorating contests, seasonal festivals, playdates for neighborhood kids, meet ups for dog owners, walking/jogging groups and much more!

pumpkinHalloween is coming up soon and we would love to start working on some fun events at Mabel Bridge, but we can’t do it without some help from you.

BOD & Landscaper Meeting – Sep. 17, 2015

The Board of Directors is having a brief meeting with our Landscaper Vendor to go over some landscaping improvement proposals on Thurs., Sept. 17th at 6pm starting at the community pool. We will move around the community to review the areas being discussed.

If anyone homeowners would like to observe the meeting, please meet at the pool at 6 pm.

Architecture Review Board (ARB) Meeting Sep 16, 2015

ARB Meeting Details

Mabel Bridge Architecture Review Board (ARB) is meeting at 6:00 PM on Sep 16, 2015 at the Mabel Bridge Community Pool.

Why is this meeting necessary?

The purpose of this meeting is for the members of the ARB to review architecture change requests and approve (or disapprove) them according to our community architecture standards and guidelines.

Mabel Bridge HOA uses design standards and guidelines to maintain consistency with the overall design concept for the community. Among other things, these guidelines help to maintain an orderly appearance and enhance the visual and aesthetic appeal of the community, which preserves and protects property values. As such, all homeowners must obtain written approval from the Architecture Review Board (ARB) before changes are made to home exteriors such as painting, major landscaping, installing fences or pools, etc.

This meeting is open to all Mabel Bridge homeowners to observe.

Community Meeting on New Horizon West Elementary School Plans

Residents of Mabel Bridge were sent a mailer announcing an upcoming community meeting about new elementary school to be built near the Lakeside Village Publix. The meeting will be held September 2, 2015, 6:00-7:00 pm at Sunset Park Elementary School Cafeteria. See the image below for further details.

Community Garage Sale – September 26, 2015

Hello neighbors! The Board of Directors has received a few requests to have a community Garage Sale, so a community sale has been approved.

The sale will be held September 26, 2015, 8am – 2pm.

Would you like to participate? If yes, please send the following information to our Community Association Manager Jill Rygh no later than September 17, 2015.

The HOA will cover the sale expenses. There is no cost to homeowners to participate.

Please note, you are responsible for removing any unsold items from your lawn and/or driveway when the sale is over. Thank you for your cooperation in keeping our community looking beautiful!

Residents Asked for Input on New Neighborhood Park

A new neighborhood park will be built on Village Lake Road at Lake Spar (near the Lakeside Village Publix shopping center). Commissioner Scott Boyd recently held a public meeting where he and members of the Orange County Parks Department asked residents for input on what amenities they would like to have at the park.

If you didn’t make the meeting, it’s not too late to give your feedback.

Take the online amenities survey to provide input on what amenities you want the park to have by visiting www.surveymonkey.com/r/LakesideParkAmenities. The Parks Department will use your responses to create the plans for the new park.

Amenities:

Common requests include walking/jogging trail, playground, and picnic pavilion. These are built in most new neighborhood parks nowadays. Would you like to see something different added to the list? You can write in responses too. Some examples might include a fishing dock, bocci ball court, bike racks, etc.

Would you like to see sidewalks connect Mabel Bridge to the new park? Let them know! Write that in for Question #4 or contact Commissioner Boyd’s Office.

About the Park:

  • There is approximately 9 acres of land for the park.
  • The park has lakefront, which is rare.
  • The park will be open dawn to dusk only.
  • There are no plans to add lighting. Nor will there be restrooms.
  • Limited street parking will be available. Neighborhood parks are intended to be reached via walking or biking.
  • There is $400,000 allotted in 2015 to build the park.

Orange County to Cut Trash Collection to Once Per Week in 2016

Effective Jan 1, 2016, Orange County will only pick up garbage once per week.

This article from the Sentinel provides info about the change, including “residents in unincorporated Orange County will receive two 95-gallon carts — one with a green lid for garbage and the other featuring a blue lid for recyclables such as aluminum cans, cardboard, glass bottles, plastic milk cartons and paper products.”

Remember, residents in HOAs like ours will need to make room in garages or find a place to store these 2 large carts out of sight. Specifics on trash can storage can be found on page 38 of our Declaration.
